In an attempt to diversify its regional commercial real estate holdings Swain & Associates begin developing internationally in 2006. Swain International, the global investment subsidiary of Swain & Associates, focuses on identifying international development trends and acquiring premier undeveloped properties within future growth corridors.

To date, the company has focused on emerging markets in Central America such as Costa Rica. Since its entrance into the Costa Rica market, Swain International has acquired in excess of 200 acres of premier ocean view properties throughout the Punterenas province.
